NORTH WATT AVENUE COMMERCIAL CORRIDOR
Current Status: (December 26,2007)
A community meeting is planned for late January, 2008 that will be an
opportunity for the community to voice their preferences for the
future. The Steering Committee has been meeting to help prepare land
use and transportation alternatives for presentation at the
community-wide workshop. “Storefront” workshops were held in spring,
2007, to solicit the community’s ideas for the future. The firm of EDAW
is helping the County as lead consultant to prepare this plan and to
engage the community in it’s future.

Location/Boundary:
This corridor is located in the
unincorporated area of North Highlands. The corridor begins at Interstate 80
to the south and Antelope Road to the north.
Project Description:
This corridor is
predominantly comprised of commercial establishments including a number of big
box retailers with oversized parking lots, fast food chains, and associated
strip-style businesses. It includes a major
regional employment center (McClellan Park) estimating a total of 2,300,000
square feet of building area. Although the square footage is substantial, this
corridor has very little residential and agricultural development. Additionally, there is a tremendous volume of traffic and
associated congestion that is steadily increasing; a
condition expected to become more acute as McClellan Park reaches its full
employment potential.
